A three-storey duplex house with a basement and a swimming pool. The building is an elongated rectangular running along the long and narrow site.

 

The first apartment, reserved for a family of four, comprises the ground floor, half of the basement and half of the first floor and has exclusive use of the swimming pool. The combined half of the first floor and the second floor constitute the second apartment which is intended either as a rental or for sale. Common mechanical and parking spaces take up the remaining half of the basement.

 

In order to maximize the available garden area for the family and given the narrowness of the site, the south side of the ground floor retreats by 1.40m, thus leaving the upper floors overhanging.

 

The common elevator and both linear staircases are placed along the north side of the building. The public living areas for both apartments are located towards the front of the property, kitchens at the centre, whereas all the bedrooms are placed towards the quieter back. Two internal atriums – one for each apartment - open towards the south, thus maximizing the available open spaces.
